We are currently buying in Colorado, Texas, Illinois, Alabama, Nevada and Florida for creative home opportunities.

Multi-Family/Boutique Hotels

We are seeking multifamily properties from 5 to 50 units. Property must be at least have a 1.25 DSCR. Current price cap of $10M.

We are seeking Boutique Hotels up to 50 keys with value add opportunities especially in destination spots to include Columbia, Costa Rica, and Portugal.

Land Deals

We are specifically looking for high traffic areas for land purchases. We are more specifically looking for 1 acre lots that have at least 15000 cars that go by it as people are going home and is zoned PUD. No rural land at this time.

Co-Living

Creative deals only, 4+ bedrooms, 2+ bathrooms, 2000 sq ft+, built after 1970 with a PITI of less than $3,000. Must be near transit, hospitals, shopping. No high crime areas. No HOAs.

Fix and Flips

Case by case. Not buying major fire damage or complete scrapes. Moderate remodels only. Landlord friendly states only.

Pre-foreclosures

We teach owners options to keep their properties. If not possible, we can take over (Subject to). Not interested in traditional financing.
